Booking & cancellation terms

Reserve with a 50% advance payment.

After confirming availability and receiving an itemized quote, pay 50% of the confirmed reservation total. Dates are held only after payment is received and written booking confirmation is issued. The remaining balance schedule will be included in that confirmation. This site does not collect payments.

Cleaning fees

The Bay View One-Bedroom has a $125 USD cleaning fee. Each of our other five apartments has a $95 USD fee. This is charged once per stay and included in your quote. Applicable taxes and optional parking are itemized before payment.

Firm cancellation · Stays under 28 nights

• Cancel within 24 hours of confirmation for a full refund when the booking was confirmed at least 7 days before arrival.
• Cancel at least 30 days before check-in: full refund.
• Cancel 7 to fewer than 30 days before check-in, outside the grace period: 50% of accommodation and cleaning charges is refundable.
• Cancel fewer than 7 days before check-in or after arrival: accommodation and cleaning charges are non-refundable.

Firm cancellation · 28 nights or more

Cancel at least 30 days before check-in for a full refund. Later cancellation makes nights already used, plus up to the next 30 nights, payable. If fewer than 30 nights remain, all remaining nights are payable. The short-stay 24-hour grace period does not apply.

Refunds & direct-booking disclosure

Cleaning is fully refunded during the free cancellation window; otherwise it follows the accommodation refund calculation. Taxes are refunded before arrival and adjusted for unused nights where applicable. Refunds are calculated against the confirmed reservation price, not just the deposit; cancellation charges may exceed the advance payment.

All deadlines use Miami local time and the confirmed check-in time. Submit cancellations in writing to our WhatsApp contact. These terms apply to reservations made directly with Miami HighRise Living. Applicable law and the written booking confirmation govern.
